Monthly furnished options in Islamabad start around Rs 90,000 for a one-bed in G-13, PWD or Bahria Town Phase 4, rise to Rs 120,000 to Rs 180,000 in E-11 and G-11, and cross Rs 250,000 for newer two-beds in F-11 and DHA Phase 2. Guesthouse rooms taken monthly run Rs 70,000 to Rs 120,000 including breakfast and cleaning.

This suits students on placement, medical visitors, contractors, and families waiting on a house move. The negotiation points are different from a nightly booking: whether electricity and gas are inside the rent or metered, the security deposit and how it is returned, the notice period, and whether the landlord requires a police verification form, which is standard for longer residential tenancies in Islamabad.

Ask for the last two summer electricity bills before agreeing anything for May to September, because air conditioning in a two-bed can add Rs 25,000 to Rs 40,000 a month. Photograph the meter and the inventory on move-in day.
